Fund: 100MM Capital Raise. 

We have been retained to raise capital for a Luxembourgg SICAV Specialized Investment Fund, investing in Commercial Land undergoing Hotel Development. This Fund offers investment opportunity similar to an Infrastructure type investment, focused on generating predictable annual investor returns, augmented by Capital Gains on the increased land values on the improved land.

Importantly the Ground Rents generated by the Fund and paid to the Fund investors irrespective of occupancy rates, de-coupling the investment from the volatility of market conditions in the Business Travel/Tourism Sectors.

The Fund owns 4 commercial sits in London: Docklands, Wembley Stadium, North London and Barking with 20 year Agreements with IHG (Radisson and Holiday Inn) in place to manage the future hotels. All 1,000 rooms across the 4 properties have been pre-sold and hte first two hotels are already under construction. An additional 7 sites in London have been identified which can be added to the fund for scalability and there are prospective land parcels on the continent under review.

Based on the pre-sold rooms and IHG Agreement, the target yeild is 9% with a targeted IRR of 15-18%. Additional Ground Rent income will be generated for the fund from restaurant, cafes and other tenant amenities occupying future space in the hotels.

THe Fund is focusing its investment objective towards superior long-term risk-adjusted returns, reciving income from a wide range of experienced branded operators as tenants and ground rents from individual units.

We believe this product deserves consideration to become a small part of a diversified portfolio.
